Certain Garland Neighborhoods

I need to move sometime this summer and have pretty much narrowed my choice to Garland. It's not too far from my aging parents and my job in Mesquite and it offers more home for my dollar as well as nice yards with big trees...which I'm spoiled by from living in East Dallas near Casa Linda. I am looking a several houses in different neighborhoods but don't know much about them because it's unfamiliar territory to me. I am looking in the 75043 zip code in Club Hill near Eastern Hills Country Club, but I've been told to be careful as many of those homes are suffering from foundation problems. I'm also looking off Duck Creek near LaPrada and a neighborhood off Centerville near Miller just behind Club Hill neighborhood. In addition, I've have seen a couple of homes in 75041 in the Saturn Springs area. The other area I've looked in is near Rowlett of Roan Road near Couch Elementary.

I don't trust what my realtor says because she doesn't live in Garland and I'm afraid she is just interested in making the sale. Any feedback you ladies could give me about these neighborhoods...good or bad...would really be appreciated. I've looked in Mesquite and love the school district by haven't been able to find a house to my liking in my price range.

I would also welcome feedback on which are the good elementary schools, middle schools and high schools in Garland.

Thanks, everyone, for your feedback. Although I did get some mixed feelings about Garland schools and neighborhoods, I think it has helped me to narrow my search.

We lived in South Garland for 10 years and have lived in Rowlett for the last 12. I have to say Garland is going down in the areas you mentioned. North Garland in the 75044 zip is a great area as well as the Rowlett/Roan area which is right on the Rowlett line. We have Garland schools and Rowlett is really growing and kept up well in most areas. I would definitely choose Rowlett over South Garland. Lots of vandalism and unkept property now. It is very sad to see. Hope this helps.

Hi Cathy,
I lived in Garland as a teen for a couple of years in a nicer area. (Broadway and Pecan Valley area)
It was nice but like others have said, where its bad, it's bad!
I know of family living in Garland now that are moving out of the town to get away from all of the problems.
I also grew up in Mesquite schools (Price Elementary, Vanston Middle and North Mesquite High)
I can tell you that the schools were just ok but I would never want my children to attend those schools.

I also now live in Rowlett and LOVE it!
I'm near Dalrock and Hwy 66 and it's a great area. We're very close to Lake Ray Hubbard, very nice parks and a cool water park that's opening pretty soon here in the Waterview area.
I would recommend since Rowlett is not too far from Garland that you check out some places in that area.

They too have great school districts and they just built a brand new school in a great area that my daughter's starting in August. The principal for the new school is coming from Watson Elementary in Garland and that's a very good school so I have high hopes that she'll make the new school a great one.

hi cathy well i live in garland right around roan/rowlett and one of my kids goes to couch elementry. it is a great place to live we can walk down to the lake and to school if we wanted to. it is a very quite place and we are very happy here. good luck in your search J.

I think Garland is nice in most places, but where it's bad, It's Bad. After living in the same house for 15 years, my husband's cousin is trying desperately to move out of Garland because of the middle school her son is about to have to go to. I don't know the name of it, but she lives east of 635 near LaPrada. She has had increasing problems with vandalism, theft and loitering in her little neighborhood, and the school she is worried about has the same thing happening plus some other issues. I'm sorry I don't know more details. Her daughter is in high school and seems to be doing well, but the middle school has been having many problems in the last 3 years. She is trying to move to Rowlett or Wylie/Lucas/Murphy/Sachse.

Hi, I live in Garland in the 75043 area, near mont claire elementary, its off of Laprada and northwest...old houses, trees, we like it.....and This is Texas with the dirt here alot of houses are gonna have foundation problems..just make sure you get it inspected like you do any house your gonna buy...most of the houses around here have had foundation repairs......we have.....with a lifetime guarantee whether we are the ones living in it or not...just ask lots of questions and look...good luck. Garland school district is great!...T.

We relocated to the Dallas area back in July and I must say that we lived in Garland (corporate housing) for a number of months. I had three children in the Garland school system and we were extremely disappointed with the schools. The teachers at Luna Elementary were lacking to say the least. There was an extreme case of passing the buck and dropping the ball. I could go on and on with the flaws and faults we found at Luna Elementary. Webb Middle School the teachers were amazing and the Administration was awful. It was a horrible experience for my eldest daughter dealing with the Principal and his staff. They are rude and unprofessional to an extreme. We looked outside of Garland. We took 8mths and found a wonderful home out here in Wylie. The schools are OUTSTANDING!!!! The teachers truly care about each and every child. My little ones go to Tibbals Elementary and I can’t say enough wonderful things about this school. My eldest goes to Cooper Jr. High and the Administration down to the individual teachers are there for you as the parent and your child. Give Wylie a chance. We found that the yards were much bigger out here. We got a tremendous deal on our new home.
From personal experience, if you do not trust your realtor, fire her immediately. Do not stay with her because you feel you have to. Trust is the key factor. I have an amazing realtor that we worked with to help me find this house. I must say that I went through 5 realtors before finding him. This is my 16th home purchase so I can say this with out a doubt Dale Wilcox has been one of the best realtors I have worked with thus far.

Hi, I live in north east Garland, near the intersection of Garland Road and Buckingham. I LOVE it here. The neighborhood is nice and quite. The homes are from the 70's, nice big roomy ranch styles, that are in range of the low 100,000s. I have never had a crime problem, and in very central to 190, 75, and 635. We are close to the new Firewheel mall and with that has come alot of new businesses, resteraunts and othe nice amenities. It is a really nice part of Garland and is very affordable. And Garland is a free choice district, meaning no matter where in Garland (or Rowlett or Sachse, as they are incompassed in our district) you live, you can choose any school you want. We also have many good magnet and academy school. Good luck!

I don't know what your price range is for a home, but I live in Garland close to Centerville and Northwest highway. The area West of Centerville (close to Saturn Road) is a nice quiet neighborhood and there are good schools nearby. Southgate elementary is a good elementary school off Saturn on Mayfield Drive. Heatherglen (in 75043) is an excellent elementary school in Garland and is right next door to O'Banion Middle School, which is also a great school. It is nice having them close if you have one child in elementary at the same time the other is in middle school. This area has easy access to 635 to Mesquite and also I-30 or I-80. Hope this info was helpful. p.s. be wary of homes in Rowlette close to the lake. They are known to have foundation problems.
