Entering the World of Real Estate

Hi D.! I'm not putting a damper on your new adventure, but I want to make sure that you don't have any preconceived notions about what you're wanting to make salary wise at first. I'm a real estate developer, and work with 3 different realtors. There are TONS of houses on the market, but not near enough buyers. Many of my realtor contacts have their listings expire with the house not being sold. Listings usually last 6 months, so that's a lot of work for them for nothing. I'm sure the market will recover within the next couple of years, but until then, many realtors in the area have a second job to supplement their income. Just starting out, you may find that it takes a while to develop a clientele. Real estate is a BLAST, don't get me wrong, but I just wanted to give you a head's up just in case you are really needing to make regular money right away. Right now, I'm buying houses and renting them out because if I put a house I develop on the market, I'm losing money with carrying costs because they're just not selling fast enough.

I think it's great that you want to get your Real Estate license. It can be a wonderful occupation.
I've been a licensed Realtor for over 16 years now. I love my work but it is not something I can depend on regularly. Some times you are making some great commissions, other times, you're scrambling to just float.
If you're disciplined about finances, are very pro-active in marketing and networking (you always have to keep at this) and have a few months savings for emergency, it can be a great way to make some money, invest for yourself and be a bit flexible for your children. (although my children HATED the constant interruptions - you'll always be on call, no matter what because if you don't - customers will go to someone else. You also work weekends, evenings and even holidays - the times that people don't have to work and have time to look at homes. It might be something to consider too)
Also, this economy hasn't been very kind to my profession. There are many homes out there - but VERY few buyers. Many are getting out of the profession right now. I have many friends who have been in the business for years, now working someplace else.
I do work full time but am not getting the income I used to get. I do Tastefully Simple parties part time for a 2nd income and it keeps me out there meeting new people. You might want to consider something like this - a lot of young moms are doing it. No matter what the economy, everyone eats! Our sales have actually increased in this economy. I have my real estate license but I didnt make any money at it. Plus you have to pay your dues,, the key card...its a lot of money to put out with none coming back in. I do home and garden party now and it is alot more fun...

Where are you located..maybe I can give you a heads up on which company is good for a newbie.

I know you received a couple of responses, some of which were negative. The real estate industry is experiencing a low right now, but it should not discourage you.

My husband and I own a real estate and a real estate services company. When the real estate slacks a little, our agents are able to focus on the real estate services side and keep their income consistent. Some of our agents do both the real estate and services at the same time and it works out great for them...
