I saw your post on FOL too! :) Here is my personal recommendation!

We met Dietra through a friend who had used her and she was amazing - attentive, flexible, quick to respond to any questions or concerns and the buyers agent even complimented her to us saying she was one of the easiest realtors she had worked with in a long time! Here is her information if you're thinking about buying or selling:

C., it looks like you have tons of recommendations and some really good advice. I am a realtor, my family has been in the business for over 12 years. And although I have only been a realtor for 8 months, I have had 7 transactions and have several current listings, some in new construction. I love it and it's a business that allows me to work while taking care of my kids.

I read Cindy's post and have to disagree with her on a few statements. "You get what you pay for.", often time realtors will discount the listing of your home if you agree to use them on the purchase of your new home. This is very common and doesn't mean they will be less dedicated to selling your home. When you choose a realtor, make sure you ask, everything is negotiable.

Also, you don't need a realtor that has assistance and/or other staff to be successful. Personally, I want to talk with the client directly. Having to talk with too many people often causes confusion and miscommunication. You want to make sure you are able to have an open and professional relationship with your realtor. I do agree with Cindy that recommendations are very important. As well as the realtors marketing plan.

Good luck to you and your family. It can get very stressful, especially with a baby boy.

Sincerely,
J.

Hi C.. I had my home on the market 3 separate times in Frisco, the first 2 did not have many showings and after 3 months, I cancelled the contract. The third, The Michael Reese Team with Keller Williams (Stuart Smith being the realtor) had an offer on my house in under 2 weeks. I was very impressed! The pictures, flyers, and virtual tour were all perfect! I would highly recommend them to anyone selling their house. If you use them, please let them know I referred you. Thanks! J. Zaman

C.,

I am a realtor with Keller Williams, and of course would love to represent you in the /purchase of your home or help you with any questions you may have.

Be careful of realtors who offer discounted services, as the old saying goes "you get what you pay for." If the realtor does discount their services make sure they do not discount the buyers agents fees. This would hurt the traffic you get into your home.

Here is a list of 10 questions to ask your realtor.

10 Questions to Ask Your Realtor
1. Are you a full-time professional Realtor? How long have you worked full time in real estate? What professional designations do you have?

Knowing whether or not your Realtor practices real estate on a full time basis can give you a piece of the puzzle in foreseeing scheduling conflicts and, overall, his or her commitment to your transaction. As with any profession, the number of years a person has been in the business does not necessarily reflect the level of service you can expect, but it is a good a starting point for your discussion. The same issue can apply to professional designations.

2. Do you have a personal assistant, team, or staff to handle different parts of the sales transaction? What are their names and how will each of them help me in my transaction? How do I communicate with them?

It is not uncommon for high real estate sales producers to hire people to work for them or with them. They typically work on a referral basis, and, as their businesses grow, they must be able to deliver the same or higher quality service to more clients.

3. Do you and/or your company each have a website that will provide me with useful information for research, services, and how you work with buyers?

Many homebuyers prefer to search online for homes and home buying information. There are certain privacy and comfort levels that you might appreciate in starting a preliminary search this way, and often it is just a matter of convienience, having24-hour access to information. By searching the Realtor's and the company's web sites, you will get a clear picture of how much work you would be able to accomplish online, and whether or not that suits your preferences.

4. How will you keep in contact with me during the buying process, and how often?

It's a good idea for you to set your expectations reasonably in accordance with how your Realtor conducts business. You may be looking for an agent to call, fax, or email you every day to tell you about prospective buyers who have seen your home. On the other hand, your Realtor may have access to systems that will notify you automatically each time a new visitor tours your home. Asking this extra question can help you reconcile your needs with your Realtor's systems, which makes for a far more satisfying relationship.

5. Can you explain one that that you do that other agents don't do that ensures I'm getting top dollar for my property? What is your average market time versus other agents' average market time?

Marketing skills are learned, and sometimes a real estate professional's unique method of research and delivery make the difference between whether or not a property sells quickly. For example, an agent might research the demographics of your neighborhood and present to you a target market list for direct marketing purposes.

6. Will you give me names of past clients who will give references for you?

Interviewing a Realtor to help you buy a home can be very similar to interviewing someone to work in your office. Contacting a Realtor's references can be a reliable way for you to understand how he or she works, and whether or not this style is compatible with your own.

7. Do you have a performance guarantee? If I am not satisfied with your performance, can I terminate our listing agreement?

Understand that, especially in the heavily regulated world of real estate, it can be increasingly difficult for a Realtor to offer a performance guarantee. Sometimes you may find a Realtor who is willing to guarantee that if you are dissatisfied in any way with their service they will terminate your listing agreement. If your Realtor does not have a performance guarantee available in writing, it is not an indication that he or she is not an indication that he or she is not committed to perform. Realtors at Keller Williams Realty understand the importance of win-win business relationships, and that the Realtor does not benefit if the client does not also benefit.

8. How will you get paid? How are your fees structured? May I have that in writing?

This is an issue that can also be related to agency. In many areas, the seller still customarily pays all Realtor commissions through the listing broker. Sometimes, Realtors will have other small fees, such as administrative or special service fees, that are charged to clients, regardless of whether they are buying or selling. Be aware of the big picture before you sign any agreements. Ask for an estimate of costs from any agent you contemplate employing.

9. How would you develop pricing and marketing strategies for our home? Will you commit to the marketing strategy in writing?

Pricing a home correctly is the single most important factor in determining if a home sells quickly, or at all. Although location and condition also effect the selling process, price is a primary factor. Access to all current property information is essential, and sometimes a pre-appraisal will help. Ask your agent where he or she obtained the information to create the market analysis, and whether your agent included For Sale by Owner homes, foreclosed homes, and bank-owned sales in that list.

10. What will you do and what will you not do to sell my home? Who determines where and when my home is marketed/promoted? Who pays for your advertising?

Ask your real estate agent to present to you a clear marketing and advertising budget, and how those dollars will be spent. Ask if there are other forms of advertisement/marketing media that are also available but not mentioned in the budget/plan, and who pays for those. Request samples of the various media that your agent proposes (such as Internet Web Sites, print magazine, and local publications).

Best of luck to you!

C. Roeschen

Robb just helped us find our 1st home (brand new construction) in January AND is helping my in-laws currently sell their house. He has over 20 yrs. experience, and I highly recommend his expertise. He not only knows everything about real estate, he has connections in helping you find people to improve/fix issues with your home, basically anything you need all in one. And these are always very reputable people from whom we and the in-laws have dealt with so far.

Good luck,

We just listed with Bruce Umstead and he is with Keller Williams in Frisco. He has an awesome working relationship with several builders as well since that is what we are also interested in. You can contact Tricia Lauerman in his office, she is the office manager and realtor. Bruce's website is www.umsteadhomes.com and he was voted D's Best in 2006 - and will give you a market analysis with no obligation. He has been a realtor since 1984 and was named in Whos Who in Residential Real Estate. I highly recommend his office for sure!

HI C.:

I am not sure if you received any info on a realtor yet. I would love the opportunity to interview with you and see if we are a great match for each other. I feel it is so important for you to do this first before getting started. This way all expectations are out on the table and you know, as well as I, what to expect during the entire process.

Thank you and hope to hear from you

I have the best team of agents -- the Barbara Van Poole team at Keller Williams! Seychelle ("say-shell") and her mom Barbara are F-A-B-U-L-O-U-S to work with and so considerate as well. Their site is http://www.barbaravanpoole.com/ and their number is (972) 949-BARB (2272). We bought our house with them last summer and will definitely use them again. We've bought 3 houses and sold 2 (moved around the country), and this is by far the BEST realtor team I've worked with. Seychelle & Barbara were recommended to us by my sister who had a great experience with them, as have many of her friends. Please feel free to email me if you have any questions, and if you contact them, let them know you were referred by M. Beach. I recommend them hands-down! GOOD LUCK!
